YES, the Lessor shall undertake to pay the monthly charges for the Electricity, Water and Municipality. The maximum yearly entitlement for Electricity and Water actual consumption shall be BD. 300 for 2 bedrooms, BD. 240 for 1 bedroom & BD. 180 for studio or for the total accumulated stay period in the Premises from the commencement date of the ‘Lease Agreement.
The Lessor shall have the right to increase the monthly lease amount at the end of the Lease Agreement in accordance with applicable Bahraini laws. However, for the time being, it is not anticipated that there will be an increase in the rental amount over the current levels.

Invoices for the current month are normally issued automatically by our advanced accounting system. Once issued, it can be conveniently paid using any of the following methods:

Customer services.

The invoice should be paid within 10 days from the invoice date.
If the Lessee wishes to terminate the ‘Lease Agreement’ before the end of the Mandatory lease period as stipulated in the Lease Agreement, Lessee must inform the Lessor in writing not less than 60 days prior to the END of the “Lease Agreement”, without prejudice to the rental amount during the notice period. For avoidance of doubt, the Tenant and/or Lessee shall remain liable to pay for the remainder of the mandatory term of the lease. In case the Lease Agreement is required to be renewed by Lessee, the Tenant and/or Lessee must inform Mr. Mohammed Musa, Manager – Sales & Customer Services, by email of his/her desire to extend the Lease Agreement, who will accordingly prepares and sign new Lease Agreement with the same terms and conditions or as agreed by the two parties.
One month of the rent amount.
The Tenant(s) and/or Lessee shall deposit one month lease amount to be held by the Lessor as Security Deposit. This deposit or any of its remaining balance shall be refunded to the Tenant(s) upon termination of this Lease Agreement within maximum 10 days, after deducting all cost associated with any or all of the following items : Default of rent payment, loss or damage to the Premises or its furnishings or appliances (fixed or loose), cleaning and for other reasonable reasons. If in case the total cost of damages exceeds the amount of Security Deposit, the Tenant(s) shall be liable to pay the exceeded amount to the Lessor.
YES there is a pet policy, which stipulated that no pets, dogs, cats or animals of any kind shall be allowed in the Premises without the written consent of the Lessor. If in rare cases such consent is granted, the terms of pet ownership is to be stated in a pet addendum attached with the Lease Agreement.
Self and personal properties are at tenant’s choice.
YES, Specified in the lease agreement.
YES, ample parking lots are available which are spread over four storey floors, and for FREE. If a specific lot is required by a tenant, then a small fee may be imposed based on supply and demand basis.
Subject to Tenant(s) and/or Lessee(s), the Lessor shall have the right to enter the Premises at reasonable hours to inspect it, make repairs or to show it to prospective Tenant(s). The Lessor shall inform the Tenant(s) of his intention to enter the Premises at least one hour in advance. In case of emergency or abandonment, the Lessor may enter the Premises at any time without notice but shall inform the Tenant(s) later of such action.
YES, for the convenience and comfort of our tenants, who are mostly medical students, our policy is to maintain quietness at all times. The Fitness Club comprises of fully equipped gymnasium, games room with billiard and table tennis, 2 sauna rooms, 2 steam rooms and changing rooms, each for ladies and gents. The pool with Jacuzzi, BBQ, children play area and ample seating are located on the roof with controlled access through the Fitness Club. The operational timings are daily from 7am. till 11:30pm. The dedicated Fitness Club timings for ladies are on Saturday, Monday & Wednesday 7am till 4pm. Each tenant can accompany up to two guests for an entrance fee of BD. 3 (THREE) per guest per visit.
All roommates occupying 2 bedrooms share equal responsibility towards making timely payments.

YES, we at TRITON Suites are closely monitoring the COVID-19 Pandemic, including following the guidance from local, regional and global health and governmental entities. With your health and well-being in our minds, all the facilities and apartments in the building are continuously going through deep and regular cleaning, with the highest hygienic process and procedures, ready for the return of our valued Tenants who elected to travel back to their home countries.
YES, as a gesture of goodwill and considering the unusual pandemic situation we are all in, the management has decided to take the lead in the market by offering our valued tenants, a one off discount of 10% (which includes the Electricity and Water utilities waiver) on the monthly rental for April, May and June 2020. This 10% discount equates to at least 4 times more than the utilities waiver amounts.
To qualify for such discount, Tenants and/or Lessees are simply required to make sure there are no arrears on their rental payments and the mandatory lease period is completed as per the current Lease Agreement.
